It took a lot of digging around to confirm that this is a Lexington development as well, but the covenants available for download confirmed it on page 32.

This appears to be an upscale section of Mondavio - the prices and house sizes certainly are very upscale (one of the listings was hands down the most desirable thing on the MLS for a while, IMO). All of the lots appear to be on the valley side of the development.

This development I found from looking at the Lexington web site while trying to find information about Mondavio. This looks like a development of very large houses up on Union Hill. Yard sizes are not disclosed on the web site where I can see them, but the photos and the location make me think that the lots are probably very generous. This is well worth at least a drive past in my opinion - despite being well out of my price range I get a kick out of seeing nice estate homes like this in their natural habitat.

Mondavio is positioned in a very cool site in my opinion - just east of 202 and overlooking Willows Run golf course or thereabouts. Very close to downtown redmond but with a cool view too boot - sounds like a great spot.

Back when they started this one my wife and I drove around a bit. Not much to look at back then (just starting and maybe only a couple of houses finished) but I imagine that it has filled out quite well now.

From searching the MLS with a map, you can see that there are some much bigger and more expensive houses that appear to be in the same development. I found a web site for this (Vistas Mondavio) and I will do a separate post about it.

Redmond Ridge East

There are two neighbourhoods in this development, but they seem to be described as a single development by Murray Franklyn and marketed as such, so they consitute one entry on this blog.

This development has been going for a while now, and I went up there with my wife early on to check out where it is. Redmond Ridge has seen quite a bit of development in the past few years, but much of it has been of the smaller sized variety, so it is good to see some larger homes being built up here.

The smaller of the two neighbourhoods (in terms of home size) is Brighton, with prices in the 500s and 600s and homes between 2000 and 3000 square feet. The larger houses are found in Chandler, with homes basically starting at the 600s and everything well over 3000 square feet.

Prescott

    This new development is up in the English Hill area, which seems to be generally understood by the locals to be north of Education Hill (up around NE 124th St). There are a lot of homes up here that were built over the last 30 years, and it is a nice neighbourhood.

    These sound like big houses (some over 4000 square feet, which feel big to a condo dweller such as myself). I am not sure how big the yards are at all, and I have not seen anything pop up on the MLS yet.

    Lakeshore Estates

    When I saw one of these listings come up I was surprised because you don't see new waterfront development in Redmond very often at all. These are tucked away on the east side of lake Sammamish near the main campus of Microsoft.

    This looks like another candidate for a visit fairly soon - the architecture looks interesting and the boardwalk to the lake sounds like a cool feature as well.

    Sable Ridge

    This is the third of the new Buchan communities up in the 116th St neighbourhood that has undergone so much development in the past few years. This development is tucked up behind Northstar on NE 120th St.

    I have driven past these houses but have not seen in them or behind them, but the listings show them to be very similar to their other Buchan cousins.

    Evergreen Lane

    This new development is near Microsoft and Grasslawn Park off of 148th Ave NE, and so is very attractive to folks working in that area (such as myself), of which there is no shortage of.

    Considering the location and the nice greenbelts nearby I should go over there and pay a visit at some time. This is a very nice neighbourhood and will have a good commute.

    Perrigo Heights

    I saw this on the CamWest website but there is not much more information other than 'coming soon' and the start price for the houses. They sound like big houses with 4 - 6 bedrooms, and the schools that they mention make me think that they will be up on education hill somewhere.

    The Woodlands

    This development, up on 116th along with many of the other new communities in Redmond, has been under construction for quite some time now. I toured this back in 2006 when I was looking around for a house and I remember being very impressed with the bathroom in the model.

    Listings for this development I have found mainly through some redfin updates that I have sent to me from their site, since the maps don't have these streets where this is built yet.

    New CMS for the blog

    I spent a couple of days writing a small WPF based app to serve as my CMS and database in one. Basically, it is like a small application with a sheet of developers, developments and listings that does some relational database work for me and makes it easy to generate posts for developments and update them later when stuff changes, like new listings come on.

    The last couple of postings (Whistler's Ridge and Tyler's Creek) were generated with the new system. Things are still a little slow because I am still tweaking my application, but I am confident that the next few updates will be very quick.

    This place had a sales office in downtown Redmond for a while, a few blocks from the actual development. They even built an example kitchen in this sales office, which was something that I had not seen before.

    I never did see what these places were like on the inside when completed. There certainly seem to be a range of sizes though. This was interesting to me because it was the first development in this style that I saw in Redmond, even though I had seen it in Seattle before.

    This complex is easily seen on Redmond way when driving between Kirkland and Redmond, with distinctive modern architecture. I have not toured the place at all.

    I looked at a Northstar model home a couple of years ago. The size of the houses seem very good for a family with a couple of kids, and the yards are about medium sized for the area (not the 1 metre deep affairs you see at some places, but not on an acre either).

    This project I did tour a couple of years ago - it has been going for a few years now. The houses are large, upscale construction with what I would call a medium sized yard for the Eastside.

    This project is one of many up on 116th street in Redmond that started in the past few years. Buchan actually have 3 projects in this area (I will be putting those up soon as well). I drove past this development recently and there are still some houses under construction.

    I have not been inside any of these, but the photos of the place on the MLS look very nice, especially the flooring and kitchens. One of the listings has a lot in the 5000s of square feet, and while it does not appear level it does appear to be a good enough size to toss a ball with a rugrat.

    Introduction

    With this blog I hope to keep track of the new construction projects (both Condo and SFH) around Redmond, Washington. Over time I hope to also try to analyze listing data to provide a local context on the state of the market.

    I am doing this purely as a personal research project and in a blog form so that anybody else who is interested in the data can see it and possibly contribute. I am not being paid to do it, and I am not employed by any builder or any other entity involved in local real estate.
